Hati-hati, 2 Hal Ini Bikin Usaha "Franchise" Bangkrut

MDMI - Putri tampak gelisah. Usaha waralaba (franchise) yang baru dibangunnya harus gulung tikar.

Wanita 28 tahun ini rugi sampai Rp 100 juta. Aset kendaraan pribadinya juga terpaksa dijual.

"Ternyata, enggak gampang menjalankan bisnis franchise. Si pemilik-nya lepas tangan karena dia hanya jual lisensi saja. Sementara, saya terhitung pemula," katanya, Sabtu (1/11).

Cerita ini tak hanya dialami Putri seorang. Masih banyak yang akhirnya gigit jari lantaran usaha waralaba-nya tidak berkembang. Alih-alih meraup untung, malah buntung. 

Perencana keuangan, Aidil Akbar Madjid mengungkapkan dua kesalahan yang biasanya dilakukan oleh pengusaha waralaba. Pertama, salah persepsi tentang bisnis tersebut.

"Kesalahan utama, mereka berpikir bahwa setelah beli franchise, maka uang akan datang sendiri dan bisnisnya otomatis jalan. Padahal, tidak begitu," ujarnya.

Menurut Aidil, waralaba tetaplah sebuah bisnis yang harus diurus oleh si pengusahanya sendiri. 

"Walaupun judulnya franchise, tetap harus terjun langsung. Tetap harus dikelola, bukan malah dibiarkan dan berpikir 'ah,sistemnya kan sudah ada, bahan baku sudah ada'," katanya.

Kesalahan kedua, tidak teliti sebelum memutuskan membeli waralaba. Biasanya, orang tergiur dengan janji keuntungan yang besar tanpa memperhatikan rekam jejak waralaba tersebut.

"Harus dilihat siapa pemiliknya, bagaimana perkembangan usahanya, sistemnya bagaimana. Lalu, potensi pasarnya juga harus diperhatikan. Teliti sebelum menandatangani perjanjian usaha," ujarnya.

Tips Sukses Memilih Bisnis Waralaba



My Dream ~ Anda mungkin saat ini sedang bertekad untuk memulai bisnis Anda dengan membeli waralaba? Tunggu dulu. Sebelum itu, sebelum membeli bisnis waralaba, ada beberapa hal yang perlu Anda perhatikan. Persiapan Anda harus benar-benar matang. Berikut adalah beberapa pertimbangan di antaranya:

Tentukan dulu: Apakah Anda suka menjalankan model waralaba?

Bisnis yang diwaralabakan adalah bisnis-bisnis yang sudah berhasil melalui tahap uji pasar. Artinya, sebagian besar dari mereka adalah bisnis yang dapat diterima dengan mudah oleh masyarakat. Di sinilah keuntungan beli waralaba dibanding bikin bisnis baru. Anda tidak perlu benar-benar mulai dari nol. Namun bagi beberapa orang, hal ini berarti mereka kehilangan kesempatan untuk menikmati perjalanan membangun merek mereka sendiri. Nah, Anda harus pastikan dulu, Anda masuk tipe yang mana.   

 

Pilih waralaba yang sejalan dengan passion Anda

Di bisnis apapun, bukan hanya waralaba, akan berjalan dengan baik jika Anda memilih yang sesuai dengan passion Anda. Ketika Anda bekerja di area yang Anda cintai, maka besar kemungkinan kalau Anda akan berkembang dengan lebih cepat. Sebab Anda akan senantiasa merasa tidak terbebani untuk mempelajari ilmu baru yang terkait dengan industri tersebut. Anda merasa bahwa pekerjaan Anda adalah sebagian dari hidup Anda, daripada sekedar jadi ongkos untuk memenuhi kebutuhan sehari-hari Anda.

Riset dulu

Ada ribuan waralaba di dunia. Anda hanya akan pilih satu. Jadi, pastikan bahwa pilihan Anda adalah yang terbaik agar Anda tidak buang-buang waktu dan uang Anda pada waralaba yang salah. Riset segala macam aspek seperti reputasi waralaba di benak pasar, potensi di daerah Anda, proyeksi keuntungan yang mungkin Anda dapatkan. Cari waralaba yang bisa bertahan, atau justru berkembang, seiring dengan perubahan arah pasar dan perkembangan jaman. Jika bisnis itu bisa jalan seiring dengan pengalaman, maka waralaba erat kaitannya dengan persiapan.

Kecocokan dengan penyedia waralaba

Ketika membeli waralaba, maka Anda menjalin ikatan bisnis dengan penyedia waralaba. Anda harus betul-betul percaya dulu dengan mereka sebelum bekerja sama dengan mereka. Maka, kecocokan antara Anda dengan penyedia waralaba juga perlu Anda jadikan sebagai salah satu bahan pertimbangan. Jika Anda memiliki sedikit saja keraguan terhadap tingkat profesionalisme mereka, maka lebih baik Anda menunda dulu keinginan Anda.

Pahami kontrak Anda baik-baik

Sebagus apapun insting Anda, baca betul-betul kontrak Anda sebelum Anda teken. Karena, di dalam kontrak tersebut Anda bisa melihat kemungkinan sengketa di masa depan, sebelum ia benar-benar terjadi. Kontrak tersebut akan menyebutkan dengan jelas hak dan kewajiban Anda sebagai pemegang waralaba. Jika ada poin yang Anda rasa ganjil, maka tanyakan langsung pada pihak penyedia waralaba. Mumpung saat teken kontrak, Anda mungkin sedang berhadapan langsung dengan mereka.

Berkaca dari gelaran serupa di beberapa kota besar seperti Jakarta, Surabaya dan Semarang, pihak penyelenggara optimistis pameran waralaba di Solo Baru ini mampu menjaring banyak franchisee. Sedikitnya seratus transaksi diyakini mampu dibukukan selama gelaran The National Franchise Expo.

Adapun beberapa brand besar turut mejeng dalam acara ini, yakni Alfamart, Teh Poci, RH Mom and Baby Spa, D’Goen dan Kebab Kings. RH Mom and Baby Spa sendiri menawarkan dua paket franchise, ekonomi dan premium.

Relatif besarnya pasar baby spa di Tanah Air, diakui pemilik RH Mom and Baby Spa, Rina Laurentie, membuka peluang bagi brand miliknya terus berekspansi melalui sistem franchise.  Apalagi saat ini, spa untuk bayi sudah menjadi tren lifestyle tersendiri bagi kalangan menengah ke atas.

RH Mom and Baby Spa membuka penawaran franchise mulai harga Rp 600 juta hingga Rp 2,5 miliar, bergantung jenis paket. Brand ini siap memberikan pendampingan kepada franchisee selama tiga tahun dengan royalti sepuluh persen dari omzet.

Poke Sushi Mulai Kembangkan Bisnis Waralaba

Setelah sepuluh tahun eksis di dunia kuliner, restoran Jepang, Poke Sushi mengembangkan sayap ke dunia waralaba.

Gerai waralaba pertama mereka baru dibuka di Bintaro, Tangerang Selatan.

"Ini adalah waralaba pertama kami. Namun, untuk sementara kami sebut sebagai kerja sama manajemen dulu karena dokumen-dokumen waralabanya masih dalam proses. Ke depannya kami akan kembangkan bisnis waralaba ini," kata General Manager Poke Sushi Donny Halim pada pembukaan gerai Poke Sushi di Bintaro, Tangerang Selatan, Selasa (21/10).

Keputusan untuk menggeluti dunia waralaba disebabkan oleh keinginan manajemen untuk lebih cepat bergerak dan berkembang. Menurutnya, mereka ingin menarik partner lokal, juga menggerakkan aktivitas lokal.

"Pengalaman kami saat buka di SMS (Summarecon Mal Serpong), kami sempat bingung untuk menarik pengunjung karena memang pasarnya yang berbeda dengan Dharmawangsa (gerai pertama). Akhirnya, kami memutuskan kerja sama dengan partner-partner lokal yang paham pasar di Bintaro saat ini," ujarnya.

Total keseluruhan investasi bila ingin membuka gerai waralaba adalah Rp 10 juta hingga Rp 11 juta per meter.

"Kami memiliki rencana untuk membuka tiga gerai waralaba lagi dalam waktu dekat. Namun, kami belum mau memberitahu lokasi persisnya, yang jelas di Jakarta," katanya.

Scientists say their new snake robot has cracked the tricky problem of slithering up slippery mounds.

This undeniable pushing-back of the frontiers of science comes to us courtesy of Professor Daniel Goldman's Complex Rheology And Biomechanics Lab ("the Crab Lab") at the Georgia Institute of Technology in the US.

Goldman and his Crabby colleagues were determined to find out just how it is that the enigmatic "sidewinder" rattlesnakes of America manage to squirm their way up slippery sand dunes, a notoriously tricky form of terrain to get about on - and which leaves other snakes baffled.

After a good deal of investigation, which involved painting reflective spots on some surprisingly cooperative rattlesnakes and videoing them in action, the good prof and his Crabs managed to crack the sidewinders' methods. They proved this by applying them to snakey robots furnished by colleagues at the famous mad-robot labs of Carnegie Mellon university, pictured above. The basic robot, as shown, is clad in a textile wrapping or trouser in order to keep sand out of its works - in much the same fashion as Israeli military robots employing a similar form factor.

Goldman and his colleagues write:

Our laboratory experiments reveal that as granular incline angle increases, sidewinder rattlesnakes increase the length of their body in contact with the sand. Implementing this strategy in a physical robot model of the snake enables the device to ascend sandy slopes close to the angle of maximum slope stability ... sidewinding with contact-length control mitigates failure on granular media.

Amazing Undersea Mountains Discovered by Use of Satellites Data (Video)


Scientists are pretty brilliant, and they continued to show the extent of that brilliance regarding the amazing undersea world. In the October 3 issue of the journal Science, scientists reveal they have discovered not just a few, but thousands of undersea mountains. In the report called New global marine gravity model from CryoSat-2 and Jason-1 reveals buried tectonic structure, researchers discussed the findings of what they call, seamounts, that rise from the seafloor. In addition to uncovering the water embraced mountains, researchers discussed how the motions of the oceanic plates can form the ridges and trenches that mark the ocean floor.

The study encompassed information gleaned from existing data and notably, radar altimeter measurements from two satellites. Jason-1 is monitored and managed between NASA and France’s Centre National d’Etudes Spatiales (CNES) agency.

Jason-1 is used to monitor the ocean circulation around the world, it was also used to map the gravity field. The second satellite, CryoSat-2 records data regarding polar ice, and was launched in 2010 by the European Space Agency, it is also used to operate over the oceans. In gathering the information, researchers were able to draw a detailed and vivid map, illustrating the amazing seamounts. The information will be used for future “exploratory work” said Don Rice, the current director of the National Science Foundation’s Division of Ocean Sciences. The agency was behind the funding of the project and research.

The extensive research and study over a course of 12 years also revealed continental connections from South America and Africa. Additionally, expanding seafloor ridges buried beneath sediment at the Gulf of Mexico, which were active nearly 150 million years ago, showed evidence of its appearance on the maps.

Scripps Institution of Oceanography states the study brings forth the improvement to the “estimates of seafloor depth in the 80 percent of the oceans that remains uncharted or is buried beneath thick sediment.”

The discovery drives forward extended areas of needed research, and will also be used by the U.S. Office of Naval Research and a foundation for Google’s new ocean maps.

Under Georgia Law, Not AllHot Car Deaths Are Treated Equally

Justin Ross Harris, the Georgia father who left his two year old son to die in a hot car, has been indicted for murder by a grand jury. Harris has claimed that he forgot to drop off his son at day care on the hot July day that the death occurred, which is how he was left in the car. However, the investigation later revealed that both parents had researched hot car deaths on the Internet, and Harris was also sexting with various women while the car was parked at his father's office. He and his wife had two life insurances policies on their son.

Harris faces eight criminal counts: malice murder, cruelty to children in the first degree, cruelty to children in the second degree, criminal attempt to commit felony exploitation of children, two counts of felony murder, and two counts of dissemination of harmful material to minors. Harris was not granted bond. He has pled not guilty to the felony murder and second degree child cruelty charges.

Across the U.S., there is an average of 38 cases per year of child heat stroke deaths linked to being left in cars and 606such deaths since 1998. Jan Null at the San Jose State University determined that of these 606 deaths, 111 occurred when the child was intentionally left in the car.

So far this year, there have been 26 deaths. Two of these have been in Georgia; Harris' son and the other was an
unnamed two-year old girl. In the case of the young girl, her mother went inside to change a sibling's diaper and asked a relative to watch her daughter. When the mother left, her daughter was playing outside. The girl had been missing for about an hour when she found inside the car. They believe she climbed into the car herself. In this case, no charges were filed, though it seems she was neglected enough to be stuck in a car alone for an hour.

There were no cases of hot car deaths for children in 2013 or 2012 in the state of Georgia. In 2011, Andrew Leighlan Calloway's three-year-old son died in a hot car. The boy was left in a car by the owner of his day care, Shelia Henderson. Henderson left him in the car when she took her sister and two other children out to lunch. She was charged with similar charges to Harris, but far fewer of them: second degree cruelty to children, involuntary manslaughter, and reckless conduct. She pled guilty and was sentenced to ten years in prison. The same year, a five-month old was found locked in a car for five hours. A family member had forgotten her in the car, and its unclear if the parents ever pressed charges.

Hot car deaths have been few and far between for the children of Georgia, but clearly the case that have happened were are all handled quite differently. In multiple cases of neglect, the outcomes ranged from felony murder charges to involuntary manslaughter to nothing at all, though in each case, the child was left alone, directly leading to their death.

Georgia does not have a specific law on the books to deal with these cases. There are 19 states that have "Unattended Children in Vehicles Laws," and in 2004, Georgia proposed one of their how. It did not pass. Each state has their own particular version of the law. Florida, one of our warmest states, has a very
comprehensive law:

FLA. STAT. ANN. § 316.6135 (2010). Leaving children unattended or unsupervised in motor vehicles; penalty; authority of law enforcement officer

(1) A parent, legal guardian, or other person responsible for a child younger than 6 years of age may not leave such child unattended or unsupervised in a motor vehicle:

(a) For a period in excess of 15 minutes;

(b) For any period of time if the motor of the vehicle is running or the health of the child is in danger.

(2) Any person who violates the provisions of paragraph (1) (a) commits a misdemeanor of the second degree punishable as provided in s. 775.082 or s. 775.083.

(3) Any person who violates the provisions of paragraph (1) (b) is guilty of a noncriminal traffic infraction, punishable by a fine not less than $ 50 and not more than $ 500.

(4) Any person who violates subsection (1) and in so doing causes great bodily harm, permanent disability, or permanent disfigurement to a child commits a felony of the third degree, punishable as provided in s. 775.082, s. 775.083, or s. 775.084.

(5) Any law enforcement officer who observes a child left unattended or unsupervised in a motor vehicle in violation of subsection (1) may use whatever means are reasonably necessary to protect the minor child and to remove the child from the vehicle.

(6) If the child is removed from the immediate area, notification should be placed on the vehicle.

(7) The child shall be remanded to the custody of the Department of Children and Family Services pursuant to chapter 39, unless the law enforcement officer is able to locate the parents or legal guardian or other person responsible for the child.

Other states have a version of this law, taking bits and pieces as they deem appropriate. Florida clearly defines violations of this law as a felony, as do Connecticut, Illinois, Kentucky, Michigan, and Missouri.

In Georgia, however, the charges are open to more creative interpretation. In a 2013 case in which a child was left in a running car that was then stolen, Columbus, Georgia, Police Sgt. Art Sheldon of the Patrol Service Division explained that technically, it is up to the judge to determine if the law was broken by leaving the child in the running car before it was stolen. "At the convenience store, you are not supposed to leave your car running to begin with," Sheldon told
the Ledger-Enquirer at the time. "You are not supposed to leave a child in the car. There was two violations. Basically you are putting that child in danger. It's up to the judge to make the decision. Sometimes parents just don't know any better."

There is also the case of determining exactly what kind of child cruelty occurred. In Georgia, there are two kinds of child cruelty: first or second degree, determined by the difference between malicious intent and negligence. Because of the life insurance policy and a search history showing research into hot car deaths, prosecutors believe intent can be established. This will affect how the case is presented, and how the jury will handle the charges if Harris is found guilty.

Because of the human element involved in weighing intent, circumstance and relative relations into hot car deaths — and the nature of Georgia's less specific laws — each case is handled and charged quite different. This is why Henderson and Harris faced harsh charges and sentences, whereas others responsible for similar deaths faced nothing at all. Because Henderson received only 10 years in prison, it is possible Harris' legal team will push for something similar on the counts of cruelty. However, due to the higher number of counts and wider range of charges, he may find himself in prison for much longer or perhaps even on death row. Malice murder alone carries a 20-year charge, and combined with felony murder makes Harris eligible for the death penalty. The prosecution has stated they will seek the death penalty in this case.

Nevada looks like the winner in the fight for Tesla’s battery factory. Here’s why it won.

It looks like the state that has been the leading candidatevying to winTesla’s battery factory, has indeed actually secured the deal. According to several media reports ,Tesla has chosen Nevada as the state where it will build its battery factory.
Nevada’s Governor Brian Sandoval has called a press conference about a “major economic development announcement” for 4pm on Thursday at the Capital Buildingin Carson City, Nevada, anda source has confirmed with us thatTesla representatives and the legislature will beat the event.
CNBC says that Tesla and Nevada representatives are still negotiating the specifics of the deal. The Reno Gazette Journal says that the announcement on Thursday will be that the legislature is calling a special session potentially next week to consider a tax abatement package for Tesla for afactory in Northern Nevada.
Tesla has been looking for tax incentives worth about $400 million and Tesla CEO Elon Musk said in the company’s most recent earnings call that the ball was “in the court of the Govern or and the state legislature,” in Nevada. Tesla has already cleared a pad for a factory space at the Tahoe Reno Industrial Center, which I visited last month, but Musk had previously said that Tesla planned to clear spacesat other sitesin others states.

The battery factory will potentially cost $5 billion, will bevdeveloped in partnership with battery giant Panasonic and will mean 6,500 jobs for the Northern Nevada region. Bringingin that many jobs, and such a high profile company like Tesla, could be a game changer for the Reno, Sparks area, which had been hit particularly hardbby the recession (see my story on Reno’s revitalization ).
After spending a week in Augustin Northern Nevada doing interviews, here’s why I think Nevada was able to clinch the deal with Tesla (beyond the obvious $400 million goal in tax incentives):

1). Location: A couple hour drive from the Bay Area and in particular a four hour drive Tesla’s Fremont factory. If the batteries are made a few hours from where the cars are assembled, Tesla will save significantly onbshipping costs.
2). Cheapland: Northern Nevada has alo tof land and its relatively in expensive compared to many other states. It’s even cheap enough for Tesla to start initial construction on it without committing to it.
3). Not manytaxes: Nevada doesn’t have alot taxes, including no corporate income tax, and minimal employer payrol ltax. That makes it a good place for companies to do business.
4). Nevada government can move quickly: Nevada’s state government, including its environmental and regulatory bodies, can move more quickly than many other states. It’s part of that whole‘ governmentvget out of the way’ mentality. That’s why Tesla, as well as Apple for its data center, can secure such strong incentives so quickly.
5). Widely available clean energy: Nevada has a large and growing amount of renewable energy, including solar, wind and geothermal. Tesla plans to power a substantial part of its factory with clean energy. Nevada’s utility NV Energy has been pretty aggressive when it comes to working with companies that want to buy clean power.
6). Quality oflife: Northern Nevada folks like to tout that the area is great for out doors living — it’s about 30 minutes from Lake Tahoe and close to rivers and national forests. So essentially it could bean attractive draw for valuable high tech manufacturing talent.
7). Near talent: The battery factory needs 6,500 talented workers. Many areas of the country don’t have such a pool of worker resources. But since Northern Nevada is so close to the Bay Area and Los Angeles, workers from nearby cities could relocate to the area to work.
8). Reliable water and power: While water is scarce through out California, an area that is building the world’s largest lithium ion battery factory needs both reliable water and power. And Northern Nevada has these both in spades.
